Once your buyer is under contract, I take the reins to ensure a streamlined and stress-free closing process. I begin by setting up the transaction in my system, organizing key dates, and enabling deadline reminders via text or email to help keep everything on track.

I coordinate closely with all parties—keeping in touch with the lender to monitor loan progress, providing any necessary amendments (such as price or date changes), and following up ahead of deadlines if documents or confirmations haven’t been received. I also stay in direct contact with the title company, sharing updates and coordinating any schedule changes or credits. If the deal is contingent on the buyer selling another property, I connect with that title company as well to ensure timelines are aligned.

Throughout the process, I track all signatures, prepare disclosures, and handle compliance for your brokerage. Once documents are fully executed, I submit for CDA approval and forward the final CDA to title. My transaction tool ensures no dates are missed, and as your second set of eyes, I stay CC’d on all communication to flag anything that may need your attention.

I also support your client experience through clear, customized email updates—bolding critical information while offering added context for those who want more. This allows seasoned buyers to move efficiently, while first-time buyers feel educated and supported.

If you like to add personal touches throughout the process, I’m happy to coordinate those too. Once closed, I’ll submit all closing documents to your brokerage for final compliance.

We keep everything organized: monitoring deadlines, coordinating with title, and submitting all documents needed to stay compliant. If there are any amendments during the transaction, such as date changes or credits, we share them with the appropriate parties and ensure nothing falls through the cracks. If the buyer’s purchase depends on the sale of another property, we also maintain communication with that transaction’s title company to confirm it stays on track.

We communicate proactively with your sellers, sending easy-to-follow updates that explain each step. Whether they’ve sold multiple homes or it’s their first time, we tailor the communication to match their needs and comfort level.

Once all documents are signed, we handle compliance submission, obtain the CDA, and ensure it’s delivered to title. As closing nears, we help coordinate the logistics—whether in person, virtual, or via mail-out—and confirm that all details are finalized.

After the transaction closes, we update the MLS, submit any final compliance documentation, and help with post-closing touches like adding your clients to beyond-closing systems or year-end follow-up.
